How it is worked out

In the Pune and Pimpri-Chinchwad municipal corporations, stamp duty is 7%: 5% duty (Maharashtra Stamp Act, Schedule I, Article 25(b)), a 1% surcharge under the Municipal Corporations Act (often called LBT) and a 1% metro cess. A woman buying a home, alone or with another woman, pays 1% less. Registration is ₹100 plus ₹10 for every ₹1,000 above ₹10,000, at most ₹30,000: so ₹30,000 on any home over about ₹30 lakh.

Duty is charged on the higher of the price and the government's Ready Reckoner value (the Annual Statement of Rates), so this is an estimate when the Ready Reckoner value is higher. Outside the two corporations, in PMRDA areas, the rate is different: check it with the sub-registrar. GST applies only to under-construction homes: 5%, or 1% for affordable homes (up to ₹45 lakh and 90 m² carpet).
